You have homeowners insurance — so you’re covered, right? Not necessarily. A standard policy is a solid foundation, but depending on where you live and what’s in your home, there may be real gaps between what you assume is covered and what your insurer will actually pay.
Common Exclusions Worth Knowing
Flood and earthquake damage are excluded from virtually all standard policies. Both require separate coverage — and many homeowners only discover this after disaster strikes.
Sewer and drain backup is another blind spot. If a drain backs up and damages your floors and walls, a standard policy typically won’t respond. A relatively inexpensive endorsement can fix this.
Older homes may need electrical, plumbing, or HVAC systems brought up to current building codes after a loss. Most policies don’t cover those upgrades — but an ordinance or law endorsement does.
High-value items like jewelry, fine art, or collectibles are subject to sublimits. Your policy may broadly cover personal property but cap jewelry claims at $1,500. A scheduled personal property endorsement insures specific items at their full appraised value.

With construction costs rising in recent years, a policy that was adequate a few years ago may no longer cover what it would actually cost to rebuild your home today. Ask your agent about an inflation guard provision or guaranteed replacement cost coverage — a modest addition that can make a significant difference after a total loss.
